Documentary stamps are calculated at 70 cents per hundred dollars of the sale price, rounded up to the nearest hundred.
Buyer Quote

- Intangible tax on mortgage
Documentary stamps on the note are 35 cents per hundred dollars of loan amount. Intangible tax adds another 20 cents per hundred.

Florida regulates title insurance premiums with a tiered rate structure. All title companies charge the same premiums.

Florida Taxes and Fees Explained
Documentary Stamps on Deed
Florida charges a transfer tax on property deeds at $0.70 per $100 of the sale price (rounded up) in all counties except Miami-Dade, which charges $0.60 per $100 plus a surtax. This is typically paid by the seller.
The sale price is rounded up to the nearest hundred dollars, then multiplied by seventy cents. For a $400,000 sale, that's $2,800.
Documentary Stamps on Note
Buyers pay documentary stamps on the mortgage note at $0.35 per $100 of the loan amount. This applies to both purchase and refinance transactions and is calculated on the full mortgage amount.
This works out to 35 cents for every hundred dollars borrowed. On a $300,000 loan, you'd pay $1,050.
Intangible Tax
Florida charges a one-time intangible tax of $2 per $1,000 (0.20%) on new mortgage debt. This applies to purchase mortgages and refinances but not to assumed loans. It's paid by the borrower at closing.
This equals two dollars for every thousand borrowed, or twenty cents per hundred. A $300,000 loan results in $600 in intangible tax.
Florida Form 9
Form 9 is an endorsement required on refinance transactions that provides additional coverage for the lender. The premium is calculated as approximately 10% of the title insurance premium.
If your title insurance premium is $1,575, the Form 9 endorsement would add about $158 to your closing costs.
